    We draw by hand, in plan and section, until a single, clear idea emerges.

    We detail every joint, hinge, and shadow gap — drawings that can be built from.

    Build

    We stay on site. Every finish, every fixture, every day — until the building is right.

— Fees & Timelines

A note on fees.

We work on a fixed-fee model, scoped per phase. A typical residence (1,500 – 6,000 sq.ft) runs 8 – 14 months from brief to handover; a campus (15,000 – 35,000 sq.ft) runs 18 – 30 months.

Fees vary with scope and complexity. We share a clear, line-by-line proposal after the first two conversations. We are happy to be benchmarked — most clients find us 10 – 20% above the market median, and noticeably more careful.
